Now is the time to embrace your HOA that you may love or hate. I am very surprised that the Henderson City Council voted unanimously to allow the operation of short term Vacation rentals in residential Henderson areas. This is good and bad in my opinion. Typically, Henderson would want to keep the partying on the strip and away from our neighborhoods. As a Henderson local I will be protecting my neighborhood and making sure this is not taking place in our communities. This is the time that a HOA is a positive thing and will protect our community as most HOA don’t allow you to rent your property for less than 6 months per the CCRs, bylaws, and rules and regulations.

If you live in a Henderson residential area that doesn’t have a HOA your property could even increase in value as your community will allow short-term rentals. I believe that investors will be after these type of properties, as you can make a lot more revenue! You can make the same amount as an entire year in just 83 days on a short-term rental but there are more risks of course of renters not taking care of your property. But I have ideas for that as well.

With this new rule homeowners would have to pay an annual $820 registration fee, require a minimum of two nights stay, owners also have to take a class, pay for insurance and provide a note to the city stating that the rental does not violate the HOA rules.

The city plans to partner with the company that will check rental websites to make sure the properties are not breaking the rules and there will be a complaint hotline.

City council members were told that most of short-term vacation rentals are families or conventioneers. They don’t want to stay in the casinos on the strip because of the hustle and bustle of the wild strip.
